With the goal of generating both current income and long-term appreciation, our program of value-added management has given Menlo Management Company a forty-year history in property investments. Investing in professional office buildings and anchored neighborhood centers in Northern California, through a series of single asset partnerships or limited liability companies, we target properties located in tight, in-fill markets that offer the opportunity to grow rental income by upgrading the physical plant and tenant quality. Typically, each property investment is 65% leveraged, and held in a distinct Limited Liability Company structure with the intent of owning the property for at least 10 years.

Examples of recent property investments are three professional office buildings in the Bay Area cities of Lafayette, Corte Madera, and Daly City. Ranging in size from 40,000 to 60,000 sq. ft. of leaseable space, each met the test of location in a fully built-out market with significant barriers to competitive entry due to local growth restrictions ... and each provided the opportunity to increase building occupancy, raise the net income stream, and create long term value appreciation.

Menlo Management Company typically manages the properties owned by the single asset entities, so that the goals of both management and investors are fully aligned and integrated. The minimum investment in all such properties is $50,000, with the investor becoming a member of the Limited Partnership or Limited Liability Company. Menlo Management Company (or one of its affiliates) is typically the managing member. Building on the history of this value-added suburban in-fill property investment program, we anticipate adding new properties at the rate of one or two each year where the economic opportunity is attractive.
